MID-CENTURY | OAKLAND

When a previous client approached our firm it was with excitement at having found a mid-century home for sale in the Oakland hills abutting an expansive regional park on one side and with glimpses of the iconic bay and bridge views that define the East Bay on the other. The home was custom built in 1962, was designed by Jack Anderson and Lyman Jee, and had remained in the original client’s family until it was purchased by our client. While the home was in need of extensive restoration it retained many of the classic elements of a mid-century home. With the original design drawings and construction plans in hand, our client worked closely with our firm (NSA) and Oliver Builders to bring her long held vision of owning a showcase mid-century that possessed all the modern day conveniences to fruition.

Our client wanted any interventions to feel at one with the original home so the challenge for NSA became how to make the necessary and desired programmatic upgrades all while maintaining the home's original essence. One of the first interventions was to preserve and augment the transparency of the home and its indoor-outdoor connection. This design goal was achieved by re-imagining the front entry such that the front and rear vistas were each presented unimpeded and in partnership with each other when one entered or departed the home. Another key design element was to invite more light into a dark and narrow hallway leading to the bedrooms. NSA tackled this issue by enlarging the skylights and deconstructing the top of the walls by utilizing transoms to allow light to flow into the bedrooms and baths throughout the day thus adding transparency to the house through shared light without losing privacy.

Another significant intervention was to improve the energy efficiency, fire safety, and interior lighting of the home without sacrificing the vaulted ceilings, exposed post and beam construction, and existing sightlines. These design goals were accomplished with roof-top insulation and fire sprinklers, new wall insulation with fire retardant sheathing, a heat pump, and utilizing narrow-framed, dual-paned windows by Kolbe.

The final major intervention was to convert two bays of the original 5-car garage and an unfinished basement area on the lower level into living space with a new bedroom, guest bath, laundry, and family room with access to the rear yard and the pool. A new floating staircase connects the new spaces to the main floor and serves as a light well for the lower level.

The finished home has an elegance and refined simplicity reflective of our client and her lifestyle.

A MODERN TAKE ON AGING IN PLACE | ALAMEDA

Repeat clients approached our firm with two distinct but equally important goals for their two-story home. The first goal was to create a more direct connection from their kitchen to the majestic San Francisco Bay just beyond their property. Norman Sanchez Architecture Inc. gladly took on the challenge and eliminated a rarely used adjacent sunroom to enlarge the kitchen and invite the ever-changing bay view in. Ample cabinetry with below counter pullout drawers and a generous custom pantry were key design elements to create a sleek, modern chef’s kitchen. The color palette was inspired by the sparkling blue water, foamy white cresting waves and the soft beige sandy shore. Several walnut framed niches showcase treasures from the couple’s travels and their British-Indian heritage.

The second goal was to allow them to gracefully age-in-place while maintaining full access to their home.  For this challenge, NSA designed a discreet elevator installation that connected the garage to the private living quarters on the second level and a remodeled accessible bathroom featuring a large walk-in shower. In addition, a ramp from the garage to the main floor enabled the owners to continue to enjoy the public spaces of their home and entertain their frequent guests.

Located on a corner lot near a peaceful lagoon, this Tudor was completely remodeled and enlarged by Norman Sanchez Architecture and became quite simply, grand. By working closely with the owner and contractor, the firm expanded the L-shaped house at both ends and added new gabled dormers and custom windows, which honor the original architecture. The existing garage was expanded to accommmodate 3 modern sized cars as well as storage. French doors were installed throughout to allow ease of access to the surrounding gardens and new rear deck. The kitchen and utility spaces were completely re-designed and expanded upon to create beautiful, warm and functional spaces. In addition, a master suite and residential elevator were seamlessly integrated to allow the owner to enjoy the home for years to come.

This project consisted of a whole house remodel. The central design objective was to create an elegant and sophisticated interior/exterior while maintaining the relaxed and peaceful mood inspired by the woodsy landscape and expansive vistas. The objective was successfully and artistically achieved by the utilization of skylights, interior windows and French doors leading onto generous balconies. The gourmet kitchen and spacious rear deck lend themselves to both casual and formal entertaining.

A second story addition to this home provided a new master suite and a second bedroom with an ensuite bath. The home was updated throughout to create a more modern, smart home complete with solar panels, dusk to dawn exterior lighting and whole-home automation systems. The main floor was re-designed to create a more open floor plan and to invite the outdoors in by optimizing the use of existing windows and French doors. A workout room, spa bath and outdoor shower complete the transformation.

Past clients requested Norman Sanchez Architecture Inc. to design a new custom home for them. Some key design elements were: a stately entrance to the home allowing for formal entertaining, strategically placed skylights in the kitchen to provide natural day lighting while minimizing undesirable heat gain, built-in bookcases, bench seat and cabinetry in the great room to provide convenient display and storage options and a ceiling of continuous skylights above the stair for abundant natural lighting and a mesmerizing view of the night sky. 

A detached two-car garage, storage room, and pool house were designed around an existing pool that allowed for maximum utilization of the expansive lot while maintaining ample yard for the clients’ young children.

The main floor of this Moraga, CA home was completely re-designed to create a more open and connected space throughout. One of the main design objectives was for an existing family room – which had originally been a garage – to become a seamless and integral part of the home. In addition, a custom entry door, stair and kitchen cabinetry were designed in Craftsman style to bring a feeling of elegance to the home.

This stately home had seen several prior remodels and additions that had resulted in a disjointed floor plan as well as some structural deficiencies. A thoughtful re-design of the overall floor plan as well as a new kitchen for a serious cook and a true master suite brought spatial order to the home and an elegance befitting its original design.
