Imagine our excitement when past clients asked us to help them with an adaptive re-use project to convert a blighted property into a new beer garden and eatery located at a vital commercial intersection of downtown Alameda. The property had been used for several purposes over the past century including a tag making business (Clamp-Swing Pricing Co.), a Chevron gas station, and, most recently, a tire and automotive shop, Big O Tires.  Due to the property needing extensive, complex, and costly site improvements, the right buyer needed to have a distinct vision, a love for Alameda, and flexible financing. Our clients were exactly the right fit with their vision culminating in Park Station tap house and Southie restaurant. Both establishments have been welcomed with much fan-fare and have dramatically transformed the space into an active gathering place that honors the pre-existing buildings’ past mercantile uses, as well as the community, family-focused culture of Alameda.

It was our honor to play a critical role in transforming this property into a vibrant and community gathering space while celebrating its historical building elements and uses. In 2026, the project received two awards from the Alameda Architectural Preservation Society for Interior and Exterior Restoration. Cheers!
